Our Services

Arranged as a ladder rather than a menu. Rule things out, reduce what you can, and support only what still needs it.

Nine foundation services for Corpus Christi, priced from cheapest: plumbing test $300–$800, moisture stabilisation $500–$2,500, root barriers $1,500–$6,000, pressed pilings $1,200–$3,000 each. Assessment free.

First, rule something out

A free assessment with floor elevations establishes whether anything has actually moved and in what pattern. Where the pattern is localised and ignores the seasons, a static plumbing test settles an entire category of cause before a penny goes on structural work. That distinction also decides coverage: does insurance cover foundation repair explains why a failed line is treated differently from clay. Where two scopes disagree, an independent engineer is who settles it.

Then reduce the swing

Moisture stabilisation narrows the annual moisture cycle that drives movement here, and a root barrier stops a mature tree undoing that on one elevation. Both are cheap against underpinning and both address the cause rather than compensating for it.

Support only what is left

Pressed pilings carry the beam past the zone that moves with the seasons, and are what you buy when the floor has already dropped and you want it back. Post-tensioned slabs constrain how that work is done and get established before anybody cuts anything. Where the movement is the swing rather than lost bearing, settlement repair explains what to price first. Helical piers are the other option, and on a post-tensioned slab where the load gets picked up matters as much as depth.

Moisture Stabilisation

Holding the soil steady, which on this ground is frequently the whole repair.

Pressed Pilings

The regional method, for houses where the swing has already moved something.

Post-Tensioned Slabs

Steel under tension in your floor, and why nobody should cut before locating it.

Root Barriers

A mature tree in a South Texas August is a pump, and the clay loses.

Under-Slab Leaks

Rule this out first, or you will pay to lift a house that a pipe is still wetting.

Checking a Contractor

Texas licenses nobody for this work, so here is what to verify instead.

Watering a Foundation

The maintenance habit this market runs on, and the ways it goes wrong.

Buying a Repaired House

Prior work is common here. The warranty and its transferability are the real questions.

Why the order is not marketing

Underpinning a house while a leak is still wetting the clay, or while a tree is still drying one side, buys movement that resumes. The ladder is cheapest-first because that also happens to be correct-first. Full pricing on the cost guide.

Working out which rung

Not sure which one you need?

Most people arrive here having noticed one specific thing rather than knowing a service name: a door that stopped latching this season, a crack that keeps reappearing after it is filled, a floor that feels out of level near one wall, brick opening in a stair-step above a window, or a gap under a skirting board that was not there last year. Any of those is a reason to have someone look, and none of them is a diagnosis on its own. What causes them differs, which is why the visit comes before the quote.

Do I have to work through all of these?

You don't have to work through all of these, and most people do not. The order exists so that the cheap diagnostic steps happen before the expensive structural ones, not so that everybody buys everything. Plenty of houses stop after the free survey.

What if I already know I need pilings?

Then we measure, confirm it and quote it. What we will still do is check the plumbing question first, because underpinning around an active leak is money spent against a force nobody has turned off.

Which step is the diagnostic one?

Two of them are. A static plumbing test rules an entire category in or out for a few hundred dollars. A season of stabilised moisture that changes nothing tells you the seasonal cycle is not what is driving your movement.

Which of these do I actually need?

Start from what you have noticed. Sticking doors and sloping floors point at movement and a measured evaluation; a crack you can see daylight through points at repair; water standing against the house after rain points at drainage. The elevation survey settles it, and it is free.

Two things help most before we get there: roughly what year the house went up, and whether the trouble showed up during a dry spell or after heavy rain. On this ground the season it appeared in narrows the cause faster than the size of any crack does. Expect a reply the same working day.
